3130 Dufferin Street Avenue Segment Study

As required by the City of Toronto’s Official Plan, The Planning Partnership was asked to prepare an Avenue Segment Study for a major infill development on Dufferin Street. The objective of this kind of study is to illustrate the impact of proposed development within built up areas of the city. The site is located in an area that has housed manufacturing and retail businesses since the 1950s. Many of the site’s buildings are single storey warehouses that are considered an underutilization of the lands. TPP developed an urban design approach to the site and surrounding area within which the architect could design the project. After studying the impact of future development along Dufferin Street, the firm developed urban design standards for the site and applied them along the Avenue. This exercise illustrates the massing that is envisioned over the next 20 years.
