LINCOLN FABRICS REDEVELOPMENT

The Planning Partnership (TPP) was retained by the Port Dalhousie Harbour Club to submit Official Plan and Zoning By-Law Amendments for a formerly industrial heritage building located in the heart of Port Dalhousie community within the City of St.Catherines. Constructed in 1900 for the Maple Leaf Rubber Factory, and later occupied by Lincoln Fabrics for manufacturing purposes, the Lincoln Fabrics building has played a long-standing role in the formation and sustainment of Port Dalhousie. TPP is providing advice and guiding the development approvals process on behalf of the Port Dalhousie Harbour Club, including completing a planning rationale report, urban design brief and Official Plan and Zoning By-law Amendments, the facilitation of a general public open house, and the preparation of subsequent meetings and subsequent submissions as they emerge.

The proposed development pays homage to the building’s industrial past, including the preservation and restoration of the original building with a new proposed addition, and the inclusion of a more contemporary styled expansion that respects the heritage character and prominence of the existing building. Once completed, the proposed development will provide a diverse residential unit mix within the community, including live-work units. Commercial uses are also proposed to create a mixed-use development that will contribute to, and enhance, the vitality of overall area.
